| Job Description: | Responsible for overall maintenance of 122-unit condominium. General knowledge of plumbing, electrical, grounds keeping, move in / move out policies, vendor management, condominium standards and successful management of maintenance requests. |
| Qualification: | "PRIMARY REPSONSIBILITIES • Communication with Building Manager on Status of daily maintenance repairs. • Appropriately notify the Building Manager if service requests cannot be completed due to ordering parts or any other reason. • Maintain workshop and storage area in a clean, neat and orderly fashion. • Keep Company tools, equipment is properly maintained and in good working order. • Institute and maintain preventive maintenance schedule. • Supervise capital projects. • Responsible for physical maintenance and appearance of common areas, hallways, stairwells, elevators, building grounds, trash compactor room, offices, and laundry rooms. • Consistently maintain a professional, courteous attitude when dealing with residents, co-workers and the general public. • Work with manager or designee to complete condominium pest control inspections. • Read and adhere to all Company policies and procedures. • Other duties as assigned. • Able to make general building repairs. • Understanding of basic fire alarm system, access control system and intercom system. | Skills: | "QUALIFICATIONS Basic knowledge in all building repair trades: plumbing, electrical, paint/sheetrock, supervising building landscapes/snow removal, purchasing procedures and practices, work safety requirements and repair procedures. • Ability to keep accurate and detailed records. • Basic knowledge of janitorial procedures. • Ability to interact with residents and handle complaints with reasonable discretion. " |
| Certification: | "PHYSICAL AND MENTAL FUNCTIONING REQUIREMENTS • Ability to function both inside and outside in all types of weather. • Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 lbs., with frequent lifting and carrying up to 50lbs. • Good eye/hand coordination essential. TYPE OF MACHINES, TOOL AND VEHICLES REQUIRED TO BE USED • Hand tools normally used in construction, maintenance and landscaping. PERSONAL APPEARANCE • Neat and freshly groomed appearance. License/Certification: • Driver's License (Preferred) " |
